About Our Services

We are independent Estate Agency based in Edgware, Middlesex, selling, renting and managing property since 2008.
We cover the North West London area, in particular Edgware, Mill Hill & Stanmore and surrounding areas.
We extensively market Properties whether "For Sale" or "To Let" by offering services such as coloured photography, detailed floor plans, local newspaper advertising and extensive advertising on Rightmove, Zoopla & Primelocation plus email marketing.

Sellers & Landlords

We offer free market appraisals and very competitive Selling commission rates with business terms and conditions available upon request. We are members of the NAEA & The Property Ombudsman Redress Scheme.

Fees

Please find below our standard Sales & lettings fees. Please note we do not fall out with our clients over fees so pop in to our offices and have a coffee with us so we can tailor a package for your needs !

FEES TO VENDORS (FOR THE SALE OF A PROPERTY)

Sole Agency Fees: 1.25% +VAT
Joint Sole Agency Fees : 1.5% + VAT
Multiple Agency Fees : 1.75% + VAT

Please note that VAT is currently calculated at 20%

Fees to Landlords & Level of Service Offered

Tenant Find: 9.6% of rent Inc VAT (8% + VAT) Includes:

  • Collect and remit initial months' rent received
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Rent Collection: 12% of rent Inc VAT (10% + VAT) Includes:

  • Collect and remit the monthly rent received
  • Collect and remit the monthly rent received
  • Deduct commission and other works
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

FULLY MANAGED: 15% of rent Inc VAT (12.5% + VAT) INCLUDES:

  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake three inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Hold keys throughout the tenancy term
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
